hello,

a family member of mine owns real estate in nyc. they own residential buildings but they are having trouble and going bankrupt. no one will buy the apartments and they owe more money then they will make. they also have alot of taxes on buildings and mortgages to pay.

what can be done. 3 years ago they made alot of money on the buildings and they put more money in and build new apartment buildings right before the economy went down. now theres empty apartments buildings no one will buy or rent from.

do you have advice on how to keep the family member in business when he is running out of money and not making any money. alot of coworkers have given him bad advice.

what can he do to make money and get some apartments sold even in this poor time for real estate? some of the apartments are also rentable.

again i dont have a college degree in real estate or business so i wouldnt know how to help the family member out.

do you have any advice, tips, tricks. this is important because a family will be out on the street soon, if the persons real estate dosnt start to pick up and make money and sell apartments

If you have a written contract for a property/ real estate and the buyer(supposed buyer) breaks it by not paying, can I enforce that contract? And get the property back since he didnt pay for it? The written contract was done in the County Office in front of a notary and lawyer(buyer’s lawyer). Also i have found out that if a party(buyer) fails, without legal excuse to perfrom any part of a contract that it is called a breach of contract and can be voided is that true? the suppose buyer and his lawyer was the one who wrote up the contract and they are the ones who broke it. Can i reclaim back the property/real estate that he buyer well supppose buyer didnt pay for? He has the deed and wont return it, what can i do? That wont be right for someone to keep something that didnt pay for. Also I live in the state of NY what is the statue of limitations for this? There were a lot of people specualting on real estate taking 0 down mortgages and now walking away from the houses and letting the banks foreclose. These people have ruined some markets and there only punishment is a ding on their credit score. What a joke. Thanks loose lending. Everyone acted like the party would never end.
